Yes. We can register the project with DIR when required and submit certified payroll.

What is your typical lead time on commercial work?

For scoped projects with plans in hand, we typically mobilize within 3–6 weeks. Larger multi-phase HOA and builder scopes are calendared 4–8 weeks out.

Do you install to ICPI standards on commercial jobs?

Every project. Base depth, ASTM C33 bedding sand, edge restraint, and polymeric jointing are baseline on residential and commercial scopes alike.

What warranty do you offer on commercial installations?

25-year installation warranty on the assembly, in addition to the manufacturer's warranty on the paver units themselves.

How do you minimize disruption to residents?

We phase common-area work by section, coordinate resident notifications with the property manager, maintain access lanes at all times, and clean the site nightly. Emergency access routes are never blocked without prior written coordination.

Yes. We provide a board-ready proposal deck with photorealistic 3D renderings, product cut sheets, warranty terms, insurance certificates, and a scoped schedule of values before the vote.

Can you match existing paver colors and patterns?

In most cases, yes. We source from Angelus, Belgard, Orco, and Acker-Stone and can typically match legacy installations or specify a discontinued-color alternative for board review.

Do you handle ADA-compliant walkways?

Yes. All common-area walkways, ramps, and transitions are installed to ADA cross-slope, running-slope, and detectable-warning specifications where required.

What are payment terms for HOA work?

Typical structure is 15% mobilization, progress payments on defined milestones, and 10% retention released at punch-list closeout. Terms are negotiable on larger multi-phase scopes.

Do you carry the insurance our management company requires?

We carry $2M general liability, commercial auto, and California workers' compensation. Additional-insured endorsements naming the association and management company are provided at no charge.
