What HOAs review

California HOAs generally review five things: material and color, pattern and joint width, footprint and setbacks, drainage and runoff, and impact to neighboring properties. Approval turns on documenting all five, not on arguing them.

The submittal package that clears review

A complete submittal includes a scaled site plan, photorealistic 3D renderings, material samples or clear cut sheets, a written specification narrative, a drainage plan, and the neighbor-impact statement your specific HOA requires. We prepare all of this as part of design.

Timelines that hold

Most Southern California HOAs review within 30-60 days. Design-review committees that meet monthly can extend that; we plan around meeting schedules.

What triggers denial

Denials cluster around three failures: incomplete drainage plans, material that violates a written HOA palette, and footprints that alter street-facing sightlines. All three are avoidable at design.
